Zoning Procedures for Delaware Township

The following is a step-by-step list of Delaware Township's Zoning Procedures, fees, and other notes that may assist you in understanding the regulations involved.

  1. Applications may be obtained at the Township Office Monday through Friday, 8:30-3:00, or by mail. Checks are payable to Delaware Township.
  2. The Township requires:
    • A signed and dated, complete application.
    • The necessary fee involved (see chart below).
    • One recorded deed.
    • One Plot Plan, drawn to scale.
    • One Survey with a raised seal.
    • Copy of issued Sewage and Well, where applicable.
    • Road Encroachment permit, where applicable.

    The Plot Plan or Survey must show actual dimensions: shape of lot; percentage of lot coverage; parking; size, height, location and setbacks of all structures and proposed structures, with right-of-way lines to adjacent property. Any neighboring vacant lot should include owner's name. Prior to commencement of rough framing, a Foundation Location Plan is also required. Area should be staked out prior to beginning any work.

  1. Once the necessary paperwork has been submitted, the Zoning Officer will review the file and inspect the property. If everything is in order,
    (s)he will then sign the application, and issue the permit.
  2. Applicants are responsible for inspection requests; and the FINAL INSPECTION MUST BE IN WRITING ON PROVIDED FORMS.
  3. If the applicant’s project passes inspection, the Zoning Officer will sign the bottom of the application, to verify, and a copy of the signed Certificate of Occupancy may either be picked up at the Township Office during normal business hours or, if requested, mailed.
  4. Occupancy of any structure prior to Certificate of Occupancy’s issuance is unlawful, and will not be permitted. Avoid problems: If your builder has informed you of job completion, consult the Township Office, to verify that your Certificate of Occupancy has been issued.
